Staci provides advice and counsel to institutional and individual investors and property developers regarding all aspects of the acquisition, disposition, development, financing, leasing and management of commercial real estate projects, including ancillary matters such as construction and architect’s contracts, contract disputes, ground leases and legal opinions. She has particular expertise with commercial leasing transactions having worked with institutional and local landlords for over 18 years, including build-to-suit industrial and office lease transactions, warehouse and manufacturing facilities, corporate headquarters, and traditional office and shopping center leases. She has represented owners and landlords in deals with numerous Fortune 100 and other repeat players and sophisticated parties such as Chrysler, Fort James Corporation, Colgate-Palmolive, IKEA, T-Mobile, Icebreaker, Panda Express, Netflix, Mission Foods, Ernst & Young, University of Phoenix, DeVry, Metzler Real Estate, Washington Capital Management, Bentall Kennedy, and Trammell Crow Company. She also has substantial experience negotiating, organizing and structuring a variety of real estate transactions.

Representative Lease Transactions Acting as Lead Counsel:
  • Zulily, Inc. - Represented tenant in connection with the lease of over 800,000 square feet of warehouse space.
  • Subaru of America, Inc. – Represented the landlord in connection with negotiation of a build-to-suit building and lease of 250,000 square feet.
  • Colgate-Palmolive Company – Represented the landlord in connection with negotiation of a lease of over 150,000 square feet of light industrial space with this tenant.
  • Fort James Operating Company – Represented the landlord in connection with the negotiation of a lease of over 402,000 square feet of light industrial space with this tenant.
  • Ames/ True Temper – Represented the landlord in connection with the negotiation of a lease of over 231,000 square feet of light industrial space with this tenant.
  • Fidelity National Title Insurance Company – Represented the landlord in connection with the negotiation of a lease of over 50,000 square feet of office space with this tenant.
  • Central Garden & Pet Company – Represented the landlord in connection with the negotiation of a lease of over 258,000 square feet of light industrial space with this tenant.
  • Ryder Integrated Logistics – Represented the landlord in connection with the negotiation of a lease of over 60,000 square feet of light industrial space with this tenant.
  • Who’s Calling Inc. – Have represented this corporate client in connection with its various office leasing needs across the United States.
  • Door to Door Storage, Inc. – Have represented this national storage service company in connection with its various warehouse leasing needs across the United States.
  • Azteca Restaurant Enterprises – Have represented this locally owned Mexican restaurant chain in connection with the leasing of numerous of its locations throughout the Pacific Northwest.
  • Retail Leases – Have represented various landlords in connection with leases for retail space including leases with Dollar Tree, Big Lots, Diesel USA, Mio Gelato, Baja Fresh, Pacific Coast Restaurants, Wolverine Worldwide and Grace’s Kitchen. As tenant’s counsel, have negotiated retail leases for a variety of businesses including on behalf of Ace Hardware, Renee Bassetti, Frog Pond LYS.
  • Telecommunications Site Leases – Have negotiated on behalf of property owners over 50 leases with wireless telecommunications providers.
Representative Acquisition and Disposition Transactions Acting as Lead Counsel:
  • McMinnville Shopping Center – Represented the buyer in connection with the acquisition of this retail shopping center in McMinnville, Oregon for a purchase price of over $16 million.
  • Yellowstone Industrial Park – Represented the buyer in connection with the acquisition and financing of this multi-tenant light industrial building located in Kent, Washington for a purchase price of over $9 million.
  • Muriel's Landing - represented the seller in connection with this 100 unit mixed use apartment building
  • Lennar Northwest Inc. - Represented this residential developer in more than 50 acquisitions of entitled and partially entitled properties in the Puget Sound area.
  • Fifth & Pine Building – Represented the institutional owner of this Downtown Seattle premier mixed use project (office and retail) in connection with the sale of its fee simple and ground lease interest to an institutional investor for a purchase price of over $50 million.
  • Smurfit Building – Represented the buyer in connection with the acquisition and financing of this single tenant light industrial building located in Renton, Washington for a purchase price of over $5.5 million paid partially with §1031 tax deferred exchange funds.
  • Rainier Corporate Park – Represented the institutional owner of this light industrial office park located in connection with the sale of this Fife, Washington property to an institutional investor for a purchase price of over $50 million. This was the largest transaction in Pierce County in 2003.
  • Cardinal Glass Facility – Represented the owner/operator of a glass manufacturing business in connection with the acquisition of raw land at a purchase price of $3 million in Thurston County for the siting of a new plant.
  • Hollis Street Business Center – Represented the institutional buyer in connection with its entity structuring and purchase of this Emeryville, California office development property with a purchase price of over $42 million.
  • Azteca Restaurant Enterprises – Represented this locally owned Mexican restaurant chain in connection with the entity structuring for, and acquisition, financing and disposition of numerous restaurant locations including without limitation in Tukwila (Southcenter), Redmond, Kennewick and Spokane.
  • SeaPark – Represented the institutional owner of this Downtown Seattle parking structure in connection with the sale of the property (in lieu of condemnation) to the City of Seattle for a purchase price of over $19 million.
  • Kirkland Gardens East – Represented individual investors in connection with the acquisition, financing and later disposition of this 92 unit apartment complex in Kirkland, Washington with a disposition purchase price of over $11 million.
  • Portland Portfolio – Represented ASA Properties in connection with its acquisition and financing of a portfolio of office properties located in the Greater Portland area from AMB Properties for a purchase price of over $12 million.
  • CrossPointe Vista Apartments – Represented one of several co-tenant investors in the acquisition of this Seattle apartment building with a purchase price of over $5.8 million.
  • BayVista Office and Condominiums – Represented ASA Properties in connection with the acquisition and financing of this mixed use project for a purchase price of over $15 million.
  • Harbor Square – Represented a developer in connection with the acquisition of this vacant land on Bainbridge Island permitted for a mixed use development (residential condominiums and office and retail uses).
  • Tongue Point Property – Represented a developer in connection with the disposition of this marina and industrial facility located in Astoria, Oregon.
  • Willowbrook Office Park – Represented Carl Marks & Co. in connection with the disposition and assignment and assumption of financing of this multi-building office park in Tigard, Oregon with a purchase price of over $6 million.
